Urban Investment Sale
This off-market investment sale came together through expert broker identification of an appetite to transact despite a previously held long-term hold mentality. Leveraging long-held relationships within the local real estate community, we put together a deal with the right players with an expedited time frame from identification to close, achieving desirable outcomes for both parties.
New to Market HQ and Industrial Facilities
As the real estate partner to a UK-based EV manufacturer, we identified and executed our client’s North American headquarters lease in a single tenant creative office building. After their successful office transaction, our client then entrusted us with their further expansion into the Carolinas, executing a 200,000 SF class A industrial lease for a microfactory and an 85,000 SF industrial lease for an assembly plant. Later, when corporate strategy pivoted, we led our client through a successful disposition of their Carolinas real estate through advantageous sublease and termination deals.
Fast Growing HQ
As a company that had previously experienced the disruption that frequent expansions cause, when relocating our client’s new Uptown headquarters, we negotiated a unique lease structure in which our client could build out the future expansion space at the same time as the initial premises. We recognized the advantage to the Landlord of a guaranteed expansion, and negotiated to build out the full floor, but, in addition to a full market concession package, only occupy and pay rent on a portion of the floor for the first three years. This allowed our client to expand as their business plan accounted for without disruption.
Experiential Retail / Brewery
What began as small infill industrial building lease with a rare fixed option to purchase in what was, at the time, a pioneering area along the light rail in South End, became a decade-long client relationship. We represented them through the initial purchase, a later sale-leaseback to an institutional developer for their adjacent project, and ultimately, the creation of their new destination taproom model.
Non-Profit Headquarters
A legacy client of decades of numerous expansions within their South Park headquarters, with the passing of the namesake philanthropist, leadership of this non-profit approached their new headquarters decision with a founder-first mentality and a focus on their community partners. Hearing their intentional vision, we led them out of their long-occupied corporate building and into a boutique, approachable, neighborhood office building at a great value – with the space to support their largest community investment initiative yet.
Adaptive Reuse Build to Suit
With a unique need for office space and a supplemental warehouse, the client initially sought to split the two functions. Through a thorough and patient search, we were able to identify an off-market, single-tenant metal building in a developing corridor that could meet the need for a creative office space with walkable amenities while also meeting the warehouse requirements. Through a creative lease structure, our client was able to combine both functions through a build-to-suit renovation, including a mezzanine level and incredible Uptown views.
